Rule #1: Don’t Steal Clients
If someone asks you a question about a house, your first question is simple: “Are you working with an agent?” If they are, they need to call their agent. If they’re not, then you can explain how representation works and offer to help. Integrity matters. Your reputation starts on day one.
Be Transparent With the Public
Whether you’re hosting an open house or responding to an online lead, don’t let people believe you represent the listing if you don’t. Real estate is confusing to the public, and misleading them—intentionally or accidentally—creates problems for everyone involved.
Run It Like a Business
Even if you still have another job, this needs to be treated like a real business if you want it to become one. That means communicating professionally, being available during business hours when needed, and having systems that keep you organized and responsive.
Don’t Fake It
One of the worst “tips” new agents are told is to call a FSBO and claim you have a buyer when you don’t. That’s a lie. You can build relationships without misleading people. Honesty is always the better long-term strategy.
Training and Shadowing Are Part of the Job
Your real estate license does not mean you know how to do the job. Go to classes. Watch the webinars. Shadow experienced agents. Ask to attend inspections and closings. Do not expect to be paid for training opportunities—you’re being paid in experience.
Is Now a Bad Time to Start?
No. There is never a perfect time to begin. Your first year should be focused on learning and building your database. The market conditions don’t change the fundamentals. Consistency compounds, and the agents who stick with the basics are the ones who last.
