Oh, the tree smells dried tree. The tree smells even better the longer and more dried out. It’s it is okay in your house. I I think we were just really excited, but I feel like I was looking at the recording lines, and they were like, way off the chart. Oh no. When you record a podcast, if you’re looking at the recording thing, it’s sort of like watching an EKG or something. It is. There are spikes and lol. And you’re like, I don’t know. Is this right? I was not prepared for the number of the sheer volume of responses so many emails, especially since I asked just the day before, because I don’t ever think to do it a week before, more advanced. You can be on 1023, pick two and be good, yeah. Then if you’re feeling like you’ve got that under control, add something else. But I think the problem is we try to do all these new things at once and spruce up every single thing in our business and do and then we’re like, oh, well, if I can’t get that all done first week of January, I’m just like, I’m out.

If you have a CRM though, like if you’re gonna make a list, and you need to clean that out. If you have an email list that’s separate of your database, and maybe you didn’t address that in December, it’s time to clean the list, right? Purge, purge, purge, don’t worry about adding right now. Just clean, clean them up. Make sure they’re all tidy. Good to go. What did you tell me? Order creates results? Yeah, I gotta put that on like a sign.

Email Templates, 101, we updated them for you in December the. All fresh and ready to go. We only had to update five of them. Yeah, only five of them were market specific. They were talking about crazy market or whatever, but this is the time for you to go read them in general. Does it sound like you? Do you even use this one? Do you keep editing the same wording over and over again, then change the

more specifically, in the active buyer columns, okay, I have found that that column builds up quickly, but then they weren’t as ready as I thought they were. Okay, that makes sense. But I don’t feel like they’re not ready enough to move them to the pipeline. But I don’t really want them under active, because you’re not active. So I kind of just say, Okay, enough is enough. New Year, I send one more email to just be like, hey, just want to let you know I know you’re taking a break, or, yeah, watching interest rates or whatever. I’m here if you need me, right? And then I’ll just move them to the pipeline. New prospect, yeah, prospect, I’m sorry, the prospect is the active stuff, yeah, prospects for later, yeah, that’s fine. And then you’ll remember to check in with them when you’re checking your prospects. Yes, I love

it. Yes. Okay, so just getting everything nice and tidy, maybe re following up with all of the pre listing people and being like, hey, hope you survived the holidays, right? I know you had mentioned y’all might need to make a move at a start. You need to catch everyone quick. You need to catch them quick. You need to get to them before they get to you or someone else, really. Okay, I like that. So those are my main things, photos, Trello database notes, all right, I also put in here. So we talked about updating your template, like your email templates, also your forms, not your office forms, but like the things you use to intake a buyer or your homeowner info sheet, something that you provide to your seller, like a fellow contact sheet or your contract info sheet. Go back and look at those things. If they’re not provided by your office or your board, are they? Do you use them? Do you not use them because you don’t like the way they’re set up? Are they part of them that you never use? And I don’t even care if they’re pretty, because, you know me, I’m like a black and white get the information done. But do you want them to be pretty fine. But more importantly, think about like, for instance, your intake form someone calls new lead, and you want to talk them through, like, their intake like, Hey, where are you looking? Go read that document again, and be like, I never reach for this because the questions are out of order, and it’s not a natural flow, and so I don’t use it. We’ll just reorder the questions right into your natural flow, like, how do you talk to someone on the phone? And then maybe when you format that form for its function, like, when you use it, you’ll be more likely to use it. Yeah, okay, so, like someone said they were sending out, like their seller contact info sheet, and they needed to fix it up because they felt like it wasn’t getting filled out, or they stopped using it. Well, it was asking things like, Do you have reserved items in your home? Or do you how? What do you? How do you want to handle showings? Or like,

If you’re not a brand photo type of gal guy, then just plan one time in the year when you’re going to get a fresh photo, yeah, but if you want some like content and plan two, maybe three, you know, just depends on how you use them, but you need a fresh heads up head shot every year. I agree. Okay, then once you have your fresh heads up, why can’t I say

Where is it? Where is your picture on the huge worldwide web? It’s everywhere. It’s so many places, so many places that you don’t even know. And I’m not going to get into a like tangent on this, but so many websites you need to know where you are, and then when you’re ready to edit, you need a list of where you are, and so that you can go to all the places and edit your photo. It’s a great idea. So make a list of where you are. So this year, as you update your photo in all the places, make a list of all the places. I cannot tell you how many times someone has featured me, or sent me an email, or done something where I’m like, where did you get this photo? How did you find it so old? I’m like, can you just tell me so I can eradicate it from the web? I don’t know where it is. Tell me. Help me find it. So your headshot, okay, in line with that, your logo and your branding, maybe now’s the time you want to spruce it. But don’t spend six months. This is not that serious, and

don’t spend $6,000 a month and days tweaking, tweaking, tweaking. This is just quick, quick things to get you ready. Your clients

But you need to just pick and stick, let it, pick it, pick it, and stick with it, and then update it everywhere. Where are you on the world wide web with all of these colors? Yeah, are your Canva templates that you’re using? Change to what your new branding is? Just get it all consistent. You know what I think is the easiest to pick one color, yeah, like, what’s your color? Is it mint green? Great. Now, just use that to inform all of your stuff.

Just pick one, put it on your you know, list of this is what I’m using right now and be done with it, yeah. But a revamp doesn’t mean it has to cost you money. It’s not hard. I think Canva has delightful logo templates, yeah, stick your name in there and be done with it, yeah. But you can also get cheap ones on like Etsy or Fiverr or whatever. But again, don’t spend a lot of money or time. We’re just trying to, like, get it all consistent, yeah,

stocking up on items, like closing gifts, oh, yeah, or your buyer and seller folders, just having things freshened up and ready to go. If

you don’t have your folders ready, or you’re getting down low, I always like to have, you know, 10 of them ready, yeah, but I only do it once. It depends on what your volume is, right, sure, or if you’re using that process, but like, once a quarter or twice a year, I’ll just print a whole bunch of this stuff, get stuff it up and the folders ready, yeah, run out the door. The closing gift is great. Y’all. We do not have to spend our whole life deciding on closing gifts. No, I do the return address stamp. Some people have cute like candles and stuff. Just get 10 of them and stick it in the closet. That’s it. And you do the photo books. So I think that if you’re gonna do something like that, that obviously you can’t stock up beforehand on your photo book right for sellers, but what you can do is create a very quick like standard of practice. This is how you do the photo book, step 1234, that way, if you do hire an assistant, or if someone else is helping you, or if you just don’t, every time you’re having to rethink what you did, just make a little put it in your checklist. Yeah. So why do I do order

Like, figure it out. Okay, when you’re printing out your buy or seller folder stuff, I think now is the right time to spruce it up. Do you want to add a new flyer from a different vendor? Do you want to remove something like, I stopped kind of putting warranty brochures and a lot of mine, so I’m like, yeah, really, playing this game anymore? Yeah. So do you want to add a new photographer or maybe a mover? Maybe you updated 2023, resume, your new resume. That’s what you got to update right now. Okay, so your resume updated. Put in your folder, your vendor list, your vendor list, yeah. Make sure it’s up to date and looks nice. Looks good. Make sure that everyone is still like, in business. In business, I go through my vendor list probably every three or four months, because, without fail, someone’s like, oh, I tried to find blah, blah, blah, and that one wasn’t working anymore. I’m like, Okay, I need a new person that I’m like, Well, this is great. I never had a home organizer before, and I’ll throw it on there, yeah. So you always update that one, but now’s a great time to do it. Okay, when you’re updating your stuff on the web and you’re doing you need to do your bio updates. This plays into your resume. Use that for your resume. Help you inform your resume with your bio updates for your website and all the other places that you are. Yeah, you’re on social media, on Realtor apps, on what maybe you’re on. Zillow, gosh, so your bio, your bio is in so

If you meet someone and you want to share with them your social media handles, does it require you to say four different things? Or can you just say, Oh, I’m at Katie Caldwell everywhere you look. Do you know what I mean? Like, right? What is it? Yeah, okay, so, right, your name is always easy. It’s just my personal opinion. Okay, are they the same and are they up to date? Okay, what’s next? Alyssa, on your to do list? Oh, can I mention something really quick, as I was writing some of these things down, I’m like, Okay, I think you have a few buckets business assets are the things that belong to, like your branding, your resume, things, things that belong to your business, that you probably just deal with once, right then you have your business, like tracking and your setup so your budget, your business plan, you know, things that really aren’t part of like your business asset, okay, it’s not like a marketing it’s just we got to do this. And then I had intangibles, because there’s actually quite a long list of those. So we can keep going. But I just wanted to point out that the things you spruce up, some of them, are going to be once, and they’re like easy and you can make a list basically. These are my brand colors. This is my headshot. This is the assets of my business. This is what my business card looks like. And then some of it is going to be a little bit more, like, what’s my marketing plan? Or, like, what just not, it’s not a thing, sure. Okay, sense, all right, yeah, I’m sorry. Go on.
