What Realtors Need to Know About Houses

If you’re a Realtor, your product is houses. So it makes sense that you should actually understand what you’re selling. But how much do you really need to know?

In this episode of Hustle Humbly, we answer one of the most common questions from both new and experienced agents: Do I need to know everything about houses to be a good Realtor?

Start with the Basics

You don’t need to be a licensed contractor, but you should be able to identify roof types, flooring materials, foundation styles, and window types. Clients will ask — and your ability to confidently answer helps build trust.

Prep Smart for Showings

We break down exactly how we prepare for showings, including:

  • Reviewing the property disclosure
  • Jotting down key info like roof age, flood zone, and layout quirks
  • Bringing MLS printouts for ourselves and the client
  • Creating CMA summaries to compare properties easily

What to Say When You Don’t Know

It’s okay to not have all the answers. The key is knowing how to respond professionally. A simple “Let me find out and follow up” is powerful — especially when paired with a quick, confident tone and a clear next step.

Learn by Doing

We recommend attending home inspections, shadowing experienced agents, and walking through vacant homes just to practice observing. Over time, you’ll pick up more than you think — and it becomes second nature.

Don’t Be Afraid to Ask

We even admitted on the show that a certain roof type had us stumped — and we’ve been in the business for over a decade. The goal isn’t perfection. It’s continued learning.
