Episode 86: Real Estate Q & A—Your Top Questions Answered
In this real estate Q & A episode, we tackle your most pressing questions about navigating today’s real estate market. Whether you’re a new agent struggling with imposter syndrome, trying to stay organized across multiple workspaces, or learning how to help FHA buyers win offers in a hot market, we’ve got you covered. With the timer set for 40 minutes, we answer as many listener-submitted questions as possible. Part two of this real estate Q & A series will air in two weeks.
Our Favorite Business Resources
We kick things off by sharing our favorite business podcasts and books. Katy recommends Gary Vee’s Audio Experience for motivation (if you don’t mind strong language), while Alissa starts her day with The Newsworthy, a quick and factual 10-minute news recap. Both of us enjoy using podcasts and audiobooks to learn and recharge, and we encourage agents to explore resources that match their learning style.
Daily Habits That Keep Us Grounded
What do we do daily in our real estate businesses? Katy stays consistent with social media engagement and writes down her goals each morning. Alissa clears her email inbox every day to keep admin work under control. We emphasize that real estate work doesn’t look the same every day—and that’s okay. Instead of forcing daily routines, find what works best for your schedule and energy.
Making Competitive Offers for FHA Buyers
In this competitive market, how can FHA buyers win? We discuss the challenges of low-down-payment loans and share creative solutions like flexible closing dates, appraisal gap education, and even third-party companies that temporarily convert FHA financing into cash offers. Ultimately, managing buyer expectations is crucial—and honesty goes a long way when guiding them through bidding wars.
What to Do When the Appraisal Comes in Low
Low appraisals can derail deals. We share tips for prepping sellers in advance, reviewing the appraisal report for errors, and negotiating between parties when values fall short. Episode 28 dives deep into appraisal strategy, and we encourage agents to be proactive by providing documentation and showing the appraiser multiple offers, if available.
Overpaying in a Hot Market: Is It Ever Worth It?
Clients often worry about overpaying, especially in multiple-offer situations. We explain how emotional value can outweigh strict investment logic—if the home fits your lifestyle, it might still be the right choice. It’s your job to provide the data and let your clients decide. We also talk about how to document your advice in writing to avoid future blame if market values drop.
Do We Use a Real Estate Coach?
Neither of us currently uses a coach. We believe in free resources and self-education through podcasts, books, and designations. If you’re new, avoid spending money you don’t have and instead explore everything your board, broker, or community has to offer first. Episode 17 and Episode 26 are must-listens if you’re just starting out.
Battling Imposter Syndrome as a New Agent
Feeling like a fraud? You’re not alone. We share our personal experiences and actionable advice for building confidence. From designations to committee involvement, there are plenty of ways to build your credibility—even without sales numbers. You can also craft a resume that includes testimonials, past experience, and coursework.
How to Overcome Overwhelm and Stay Organized
When you’re drowning in tasks, start with your email and then check in on all transactions. We recommend maintaining an office day (Episode 78) to stay ahead. Use digital tools like Trello or Dotloop so you’re not tied to a physical office. If you’re working in multiple spaces, it’s time to simplify and streamline.
What Happens If a Seller Changes Their Mind?
Yes, we’ve had sellers try to back out of deals after going under contract. While rare, it does happen. One seller changed their mind due to a price reduction tied to a survey issue. The deal only canceled because the buyers agreed to walk away. Otherwise, it could have ended in court. Relationships matter—stay kind and professional from the start.
Quick Hits and a Toast
We answer a few final rapid-fire questions before the timer ends, including how to prioritize your to-do list, when Systems 101 opens (hint: right now!), and a quick toast to a brokerage doing great work. Cheers to the Keller Williams Elite team in Nebraska and their fearless leader, Renee Mueller!
