Have you ever felt like you were working hard in your real estate business, but nothing was actually happening? That is exactly why we decided to run ourselves through a real estate business audit, out loud, on the mic, with zero judgment and full honesty.

When you work for yourself, nobody forces you to audit your business. You just stay in it instead of working on it. You feel productive because you are doing something, even when that something is not actually moving the needle. So today we are holding up the mirror.

Your Business Clock Hasn’t Started Yet

We always talk about how it takes about three years to really get traction in real estate. The catch is, the clock does not start the day you get licensed. It starts the day you actually start doing what you are supposed to be doing: treating it like a business, putting systems in place, and tracking where your business actually comes from. If you have been in the business for five years but never did any of that, your clock has not started. And the research now says it is closer to four years, not three.

A lot of coaches will tell you that, but they rarely explain what “actually doing it” means. That is what this real estate business audit is for.

The Big Five Questions

Before you decide something worked or did not work, ask yourself five questions: Did I actually do the thing, or did I just talk about it or learn about it? Did I do it once, or did I do it consistently? Do I have a real follow up plan? Am I measuring the results too soon? Did I actually tell people what I do and how I can help?

We walked through a real case study using one of our own stories: 73 hand written letters delivered to a single neighborhood. The letter went out. It only went out once. The follow up plan was thin at best. And the results were measured way too soon. Three out of five is not a total loss, but it shows exactly where the gaps live.

Auditing Your Marketing, Database, and Consistency

From there we walk through auditing your general marketing activities (are you tracking what something costs you versus what it returns?), your database and relationships (when did you last actually talk to someone, not just text or email them?), and your consistency (are you doing your core business activities every week, or only when things get slow?).

We also get into real life scenarios agents send us all the time. A past client used another agent. A mailer went to the whole subdivision and nobody called. Referrals never come from the gym, the school, or the neighborhood. In every single scenario, the questions are the same: how many times did you do it, how long did you wait, and did you follow up?

Then What?

The phrase that comes up over and over in this episode is “then what?” You wrote the letter. Two weeks go by and nobody responds. Then what? You sent the mailer. Now what happens next? Every successful marketing plan is really just a series of “then what” answers strung together, and most agents stop after step one.

This is not about shaming yourself. It is about getting honest with yourself. If you focus on the relationship instead of the transaction, and you give your efforts real consistency and a real follow up plan, the results will come. It just will not happen from doing something once.
