The Ins and Outs of Inspections: A Guide for Real Estate Agents

Mastering the home inspection process is one of the most valuable skills a real estate agent can have. It’s a critical point in every transaction that can either build trust or break a deal. In this episode, we’re diving into how agents can take control, set expectations, and navigate inspections with confidence and professionalism.

Set the Tone from the Start

From the first conversation, agents should explain the inspection timeline, what buyers should expect, and their role during the process. Make it clear that you schedule the inspection, and buyers only need to attend the final portion—ideally when the inspector walks through their findings. This saves time and prevents multiple visits to the property.

Help Buyers Understand What an Inspection Really Is

Many buyers mistakenly think the inspection is pass/fail. In reality, it’s an assessment of the property’s current condition. As an agent, your job is to prepare buyers to focus on safety, structure, and systems—not cosmetic issues. Teach them the difference between a must-fix and normal wear and tear.

Tips for Managing Repairs and Negotiations

  • Group repair requests by category (electrical, plumbing, structural).
  • Use concise, strategic language in your repair addendums.
  • Encourage sellers to document all repairs with receipts and photos.
  • When appropriate, negotiate for a credit or warranty instead of physical repairs.

Even new homes need inspections. Builders can make mistakes, and you only have leverage before closing. A detailed punch list and follow-up inspection can protect your client’s investment.
