The National Association of REALTORS® releases a detailed market study every year, and the 2020 Buyer/Seller Report offers powerful insights into buyer behavior, seller motivations, and the shifting dynamics of real estate. Understanding Homebuyer Trends

First-time homebuyers represented only 31% of all purchasers in 2020—well below the traditional average of 40%. Rising rents, job concerns, and student loan debt made it harder for many to enter the market. Nearly all buyers (97%) used the internet during their home search, which reinforces the importance of polished digital marketing and professional listing photos.

Buyers also acted faster. The average search time dropped from ten weeks to eight, thanks to better online research tools, virtual tours, and pandemic-driven urgency.

Seller Behavior and Market Insights

Sellers lived in their homes for a median of ten years—longer than the historic average. Many moved to be closer to family, gain more space, or adjust their lifestyle. Homes sold for a strong 99% of their asking price, confirming the demand-heavy conditions of 2020.

FSBO sales dropped to just 8%, one of the lowest percentages reported. FSBO homes also sold for significantly less than agent-assisted sales, highlighting the continued value of professional representation.

The Influence of COVID-19

COVID-19 reshaped buyer priorities, pushing more people toward suburban markets, larger homes, and multifunctional spaces. Demand surged, inventory tightened, and prices climbed. The report also showed that buyers expected to stay in their homes for fewer years—a shift that may influence future market cycles.
