What Real Estate Agents Are Talking About Online

Ever wonder what real estate agents are talking about when nobody from their brokerage is watching? We went straight to the source: Reddit. We spent hours reading through r/realtor and r/realestateagent, working through 2025 and 2026 posts to see what real estate agents are talking about online when they think no one is paying attention.

Here’s what surprised us most. One out of every three posts was a vendor, a tech company, or a marketer pitching a solution to a problem an agent had just admitted to in public. Agents go to Reddit looking for peer advice and instead get sold to. And the posts with the most engagement weren’t the wins or the strategy questions. They were confusion, hurt feelings, and agents who felt completely lost.

So we broke it all down by topic. If you’ve ever felt like you were the only one dealing with any of this, we promise you’re not.

Vendor Fatigue and the State of the Industry

Agents keep going to Reddit for peer advice and instead getting pitched lead gen tools, marketing services, and overseas virtual assistants. It’s a pattern, and once you see it you can’t unsee it. The industry has always been this way in some sense, but the volume of vendor activity on these threads tells its own story. Agents are struggling, and companies know exactly where to find them.

New Agents Who Are Drowning

This was the hardest section to read. So many new agents are commenting anonymously because they don’t have a broker they feel like they can call, an office to walk into, or any real community. One agent wrote that she felt “stupid” for thinking real estate could work for her after investing all her money and time with nothing to show for it. That’s heartbreaking, and it’s also exactly why we started this podcast.

We also came across something the comments called “character creation syndrome,” the perfect headshot, the perfect logo, the signs, the business cards, before a single client ever calls. It’s a lot like getting engaged, having a huge wedding, going on a honeymoon, and then coming home to realize nobody’s celebrating anymore and the real work starts. The excitement fizzles fast, and new agents aren’t prepared for that letdown.

A Commission Split That Made Everyone Angry

One agent posted that she closed a $1 million listing referred by her brokerage, and after a 50% referral split plus the standard commission split, she walked away with just 30%. She said she found out at the closing table. The comments confirmed this isn’t rare. Agents are agreeing to referrals and brokerage terms without fully understanding what they’re signing up for, and it’s costing them.

When Your Friend Uses Another Agent

This thread hit differently. The comments were warmer, more sympathetic, because most agents have lived through this. One agent shared that his best friend, someone he had helped prepare for years, went under contract with a Zillow agent without saying a word. The friend said “it all happened so fast.”

The lesson isn’t to stop trusting your people. It’s to make your process so clear upfront that there’s no room for confusion when a friend gets tempted to click a button on a listing site. Episode 334 dives deep into exactly what to say when this happens.

The Listening Mistake That Cost a Listing

A third-year agent with 18 transactions under her belt lost a listing because she forgot a detail the seller had mentioned three weeks earlier about another agent’s suggested list price. The seller felt unheard, and she lost the listing to the agent who had listened. She was honest about it afterward and now voice memos every appointment detail she can.

Whether it’s paper notes, a voice memo, or a tool like a Plaud recorder, the takeaway is simple: write it down, and go back and review it before your next appointment. Episode 116 on communication and Episode 326 on managing sellers with confidence both dig into this further.

Social Media Confusion

The social media threads were, in a word, messy. Agents are chasing every new platform, unsure where to focus. But the advice that kept surfacing from experienced agents was consistent: pick one platform, go deep instead of wide, and stop posting listing spam. Nobody wants to see another “just sold” graphic. People choose an agent based on who they feel like they know and trust, and that only happens when you show up consistently as a person, not a billboard.

CRM Chaos and the Automation Problem

Agents are drowning in CRM options, switching constantly, and still not using what they have. One agent shared that automated messages went out from her own CRM that she never wrote and didn’t even know were being sent. The bigger issue underneath all of it: agents are trying to automate the relationship-building part of the job, and that part can’t be automated. It’s reps.

The Professionalism Gap

This theme showed up in nearly every single thread, even when it wasn’t the main topic. Agents aren’t always good at having hard, emotional conversations with clients. They’re not always good at explaining the market or talking to buyers about money. And honestly, other agents are often harder to work with than clients are. Dual Career and Part-Time Agents

The most underserved agents in these threads were the ones juggling real estate with another job. One commenter reminded a part-time agent that she’s actually in a better position than many new agents because she doesn’t have the pressure of needing real estate income immediately.
